Flats in Śródmieście — prices, the district, listings

Powiśle is one of the most sought-after addresses today: the Vistula boulevards, the university library, restaurants, and a slope that gives some flats a river view. Muranów is entirely different — a quiet, green post-war estate with low running costs.

Southern Śródmieście around plac Zbawiciela and Koszykowa is dense tenement housing with shops and cafés on the ground floors. The Old and New Town live off tourism, so flats there tend to be bought for short-term letting rather than for daily life with a child and a car.

In Śródmieście more than anywhere, the documents matter more than the photos. We check the legal status of the land and the land register, because some tenements have an unresolved ownership history. We also check whether there is a lift and what renovations the building association has planned — in a hundred-year-old building, a roof or a riser replacement can cost more than fitting out the flat.

The second thing is noise and parking. The same floor area on quiet Koszykowa and on Marszałkowska are different flats, and the paid parking zone covers practically everything here.

People who want everything within walking distance and deliberately give up a car — both metro lines cross at Świętokrzyska, and from there you reach any part of the city without changing above ground.

Buy-to-let investors: demand is the highest here and the least seasonal, because it combines students, corporate tenants and short lets. And people treating a flat as a store of value — there is practically no new land in Śródmieście, so supply does not grow.
