Flats in Mokotów — prices, the district, listings

Mokotów is the most populous district in Warsaw and one of the hardest to sum up in a sentence. It holds pre-war tenements, 1970s housing estates, villas below the escarpment and the city's largest cluster of offices. Below: current market prices, and the things listings never mention.

What is Mokotów actually like?

One name covers several separate markets. Stary Mokotów is the grid between Puławska street and the Vistula escarpment: low buildings, tenement houses, a lot of greenery and the highest prices in the district. Sadyba is a pre-war neighbourhood of single-family houses by Jeziorko Czerniakowskie, usually bought for the long term.

Służew, Stegny and Wierzbno are large-panel estates from the 1970s — repeatable layouts, the lowest prices in the district, excellent transport. Służewiec is an office quarter that has only recently started becoming residential: flats are going up between office towers, and the quiet that falls there after working hours surprises some buyers.

Getting around

Metro line M1 runs through the district, with stations at Służew, Wilanowska, Wierzbno and Racławicka — Wierzbno to the centre takes a few minutes. Trams run along Puławska, and the Wisłostrada expressway takes you to Powiśle and further north.

It is worth checking street by street. An address ten minutes' walk from the metro and one that needs a bus transfer are entirely different flats in Mokotów, even though both are advertised under the same district name. Puławska and Domaniewska stand still at rush hour.

Who moves here?

Families who want greenery without leaving the city — Pole Mokotowskie, Morskie Oko park and the Royal Łazienki are a walk or one stop away. People working in Służewiec, for whom living within a kilometre of the office turns an hour a day into ten minutes.

Mokotów is also a frequent first choice for people moving to Warsaw from abroad: a deep rental stock, international schools, and a neighbourhood where English raises no eyebrows.

Does Mokotów have a metro?

Yes. Metro line M1 crosses the district, with stations at Służew, Wilanowska, Wierzbno and Racławicka. It does not serve the whole district, though — Sadyba, Siekierki and part of Stary Mokotów are far from any station and rely on trams and buses.

Which part of Mokotów is the most expensive?

In our experience Stary Mokotów and Sadyba command the highest prices: low-rise buildings, greenery and a limited number of flats changing hands. The cheapest are the large-panel estates in Stegny and Służew, where the price per square metre can be around half as much.

Is Mokotów a good place to buy for rental?

Rental demand here is steady and comes from two sources: the Służewiec office district and nearby universities. That does not automatically mean a good yield — that depends on the purchase price, running costs and the specific building, so we always calculate it for one address rather than from a district average.
