Flats in Wola — prices, the district, listings

Rondo Daszyńskiego and its surroundings are Warsaw's new business district — Varso, Warsaw Unit, Skyliner. Flats here are almost exclusively new, residential towers stand next to offices, and the view from the window changes from year to year because the next plots are still building sites.

Czyste and Odolany are areas where whole estates replaced warehouses and sidings. Odolany is the furthest from the centre and the cheapest, but also the most dependent on whether the promised infrastructure gets built. Młynów, Ulrychów and Koło are the older, quieter Wola: 1960s and 1970s blocks, smaller flats, lower prices.

Metro line M2 runs through Wola — Rondo Daszyńskiego, Płocka, Młynów, Księcia Janusza. It is what set the prices: addresses within walking distance of a station cost noticeably more than those two bus stops away, even though listings call both of them "Wola".

Add a dense tram network along Wolska, Górczewska and Kasprzaka, plus the proximity of Warszawa Zachodnia station, from which you reach the rest of Poland without changing in the centre.

People working in the towers around Rondo Daszyńskiego and Towarowa who want to walk to the office. First-time buyers — the share of new construction is the highest in the city, so it is easier to find a flat ready to move into without renovation.

Less so for those looking for quiet and mature greenery: Wola is only now acquiring parks, and building sites will stay here for years. Moczydło and Sowiński parks are still the exception rather than the rule.
