Żoliborz is the smallest of Warsaw's large districts and the most consistent in character. It was built as a planned neighbourhood in the interwar years, and you can still see it in the street layout, the building heights and the number of trees.

What is Żoliborz actually like?

Stary Żoliborz consists of 1920s and 1930s colonies — Oficerski, Dziennikarski, Urzędniczy. Low buildings, green squares instead of roundabouts, small housing associations. It is the most expensive and most recognisable part of the district, and flats there come to market rarely.

Sady Żoliborskie is a 1960s modernist estate laid out inside an existing orchard — the blocks stand between trees rather than on a levelled site. Marymont and the area around Powązkowska are newer, and that is where most of the district's recent developments have gone up.

Getting around

Metro line M1 has three stations here: Dworzec Gdański, Plac Wilsona and Marymont — Plac Wilsona to the centre takes a few minutes. Trams add a link across the Gdański bridge to Praga and along Słowackiego.

Żoliborz is small enough that most addresses are within a twenty-minute walk of a metro station. That is rare in Warsaw and one reason prices hold up here despite the absence of new land.

Who moves here?

Buyers looking for quiet, low-rise surroundings close to the centre and willing to pay more for it than on the outskirts. Families — Kępa Potocka, Żeromski Park and the Citadel grounds with the Polish Army Museum are all within walking distance.

Less so for those who need a large flat in a new building: supply is limited, there are more flats in tenements and 1960s estates than in new ones, and large units appear rarely.

Why is Żoliborz more expensive than neighbouring Bielany?

Distance from the centre, low-rise character and the fact that the district is effectively fully built — there is almost no new land, so supply does not grow. Bielany is larger, further out and has far more large-panel housing.

Is Stary Żoliborz good for a family?

The layout helps: low buildings, squares instead of arterial roads, schools and parks within walking distance. Bear in mind, though, that interwar tenements often have no lift and no parking space, and that can matter more than floor area.

Are new developments being built in Żoliborz?

Some, but few, and mostly around Powązkowska and Marymont — there is nowhere to build in Stary Żoliborz. New-build flats are therefore a minority of the offer here and sell faster than in districts with free land.
