Rotunda Dynasy

Few Warsaw streets have such a dense history as Dynasy. The name comes from Prince Charles Henry de Nassau-Siegen — a traveller and admiral of the Russian fleet, who lived in Poland from 1779, married Carolina Godzka and built a palace here. The palace burned down in 1788, and attempts were made unsuccessfully to turn the site into a marketplace.

True fame came to this place through sport. In 1892, the Warsaw Cyclists' Society established its headquarters here according to the design of Stefan Szyllер, and beneath the escarpment a cycling track was built: 383 metres long, six metres wide, running around a pond that served as an ice rink in winter. For nearly half a century, Dynasy was the most fashionable sports address in Warsaw — the track was only closed in 1937.

Today it is one of the best addresses in the city: the escarpment, Powiśle, University and Krakowskie Przedmieście within walking distance, and at the same time the quiet that does not exist on the other side of the escarpment. The investment is intimate in the extreme — several apartments ranging in area from one hundred thirty to nearly one hundred ninety metres.

What to pay attention to: for properties of this class, local vision and documentation matter most — layout, ceiling height, standard of common areas and what the price includes. It is also worth checking conservation conditions for the building and surroundings, because in this area they have a real impact on the scope of finishing work.

The name Dynasy comes from the Nassau princes, to whom the local garden belonged, and for decades it meant a place of entertainment in Warsaw: there was a famous cycling track here. In 1896, a rotunda was built on the escarpment designed to display the Panorama of the Tatras, the greatest Polish canvas of this type. The building was demolished in 1944 and only the walls of the lower part have survived to this day.

It is on them that this building stands. Marvipol built an apartment building at ul. Oboźna 5 incorporated into the preserved rotunda, in the design of the WWAA studio of Marcin Mostafa, agreed with the provincial heritage conservator. Inside is a multi-storey hall crowned with a skylight, with an open staircase. There are twenty-three apartments, from sixty-three to two hundred sixty-four metres, with the possibility of combining them. Construction began in January 2021 and was completed in the second half of 2023.

What is not visible in the visualisations: this is not an offer comparable to anything else in this catalogue. Twenty-three apartments in a building near the University, above the escarpment, in historic substance, mean a price from a completely different range and a very narrow market for resale. The address, however, is the best possible: Powiśle, Krakowskie Przedmieście and the boulevards are within walking distance.
