Flare Apartamenty Grzybowska

This address is a practical test of whether you want to live in Warsaw's new centre. Grzybowska runs through an area where an entire business district has grown up over the past decade — with Varso Tower, the tallest building in the European Union (310 metres with spire), and a second metro line that connects it with the rest of the city. Everything is within arm's reach here, including things we didn't order: traffic, light and crowds that don't disappear after working hours.

It's worth remembering what was here before, because it explains today's landscape. From 1846, the Haberbuscha, Schiele and Klawe brewery stood on Grzybowska, the largest in the Kingdom of Poland; during the war this part of the city fell within the ghetto boundaries and was razed to the ground. New buildings didn't replace the old ones — there was simply nothing to replace.

The investment is small, with apartments ranging from studio to three rooms, so this is more of an address for one or two people than for a family with children.

What to pay attention to: sunlight and view — in this development, both are determined by the neighbouring building, and the local plan can permit the next one. Also the acoustics of the windows and a parking space, which you won't be able to buy later in this area.

Grzybowska is a street that has changed twice over two generations. Before the war it ran through the most densely populated part of Jewish Warsaw and fell within the ghetto boundaries; after the war it was left as empty land and warehouses. Today it is the highest built-up part of the city outside Śródmieście, with Warsaw Spire and the halls of the former Norblin factory within walking distance. The Palace of Culture is less than seven hundred metres from here.

The building at number 6/10 has fifteen storeys and seventy-six apartments, ranging from thirty to one hundred and ninety square metres, with penthouses and terraces on the top floors. Handovers are scheduled for June 2026. This is the first Archicom Collection investment delivered exclusively in a finished state, meaning with completed interior, not in developer condition.

What's not visible in the visualisations: this is a business district, not a residential one. During the day there is crowding and traffic jams, in the evening and at weekends a surprising emptiness, because tens of thousands of people leave to go home. High-rise development also has its effect on wind and sun: the floor and direction you face determine comfort here more than the size. It's worth comparing this address with Grzybowska 11 a bit further on, because these are completely different buildings on the same street.
