Description
Grzybowska is a street that changed its identity three times over the course of a hundred years. First, it was the axis of Warsaw's industry and commerce — from 1846, the Haberbuscha, Schiele and Klawe brewery operated there, the largest in the Polish Kingdom. Then it found itself within the ghetto boundaries and war took away all its buildings. Today it is the address of high-rises: a few hundred meters away stands Varso Tower, the tallest building in the European Union, measuring 310 meters with its spire.
Living in such a place has very concrete advantages. Everything is within walking distance: metro, offices, restaurants, Browary Warszawskie on the grounds of the former brewery and Norblina factory converted into a place where you go to the cinema and have dinner. A car becomes optional.
It also has costs that are better to know about in advance. This part of the city lives twenty-four hours a day, there are service establishments on the ground floors, and traffic does not end after six in the evening. The buildings are dense and tall, so sunshine in the apartment depends on what stands opposite.
What to watch out for: check the sunlight and view with regard to plans for neighboring plots, ask about windows and acoustics, and about the number of parking spaces. In the strict city center these are three things that cannot be improved after purchase.
This is one building with 180 apartments, from a studio to 76 square meters. Construction started in September 2025, handover is scheduled for June 2027. Ceiling height — 276 centimeters, which is about a dozen or so centimeters more than standard, which you feel more in an apartment than the number would suggest.
The address is in Śródmieście Północne, just over a kilometer from the strict city center. For this distance you pay the price per square meter, and you get what you don't have on the outskirts: everything within walking distance and no dependence on a single means of transport.

Śródmieście is the most expensive district in Warsaw and the only one where you buy an address rather than square metres. The building stock is the most varied in the city: a 1910 tenement and a 2024 apartment block can stand on opposite sides of the same street.
