Warsaw flat prices by district

Mokotów is the most populous district in Warsaw and one of the hardest to sum up in a sentence. It holds pre-war tenements, 1970s housing estates, villas below the escarpment and the city's largest cluster of offices. Below: current market prices, and the things listings never mention.

Śródmieście is the most expensive district in Warsaw and the only one where you buy an address rather than square metres. The building stock is the most varied in the city: a 1910 tenement and a 2024 apartment block can stand on opposite sides of the same street.

Praga-Południe is today the most common answer to "where in Warsaw can I live close to the centre without centre prices". The district is also very varied inside — Saska Kępa and Gocław have less in common than a single name suggests.

Żoliborz is the smallest of Warsaw's large districts and the most consistent in character. It was built as a planned neighbourhood in the interwar years, and you can still see it in the street layout, the building heights and the number of trees.

Wilanów is Warsaw's youngest residential district: Miasteczko Wilanów was built entirely after 2002, on what used to be fields. Hence its two defining traits — uniform, new housing, and infrastructure that spent years catching up with its residents.

Białołęka grew from villages on the edge of Warsaw into the city's youngest and fastest-growing district in two decades. Flats here are cheaper than anywhere else inside the city limits and more new estates are being built here than in any other district. Sometimes you pay for that in commuting time — and that is the first thing to check.

Włochy is two districts in one: a pre-war garden city of villas and tree-lined streets, and Okęcie with the airport, warehouses and office blocks. Price, quiet and commuting time change within a few hundred metres here, so the address matters more than the district name in a listing.

For years Bemowo was a dormitory district with no fast link to the centre. The extension of the second metro line changed that — from then on the district stopped being 'far away' and prices began catching up with the rest of the city. It is still clearly cheaper than neighbouring Wola, with larger flats and real greenery.

Ursus is the smallest district in Warsaw and the only one built around a single factory. After the plant closed, whole estates grew on its land — today this is one of the cheapest addresses in the city with a direct rail link to the centre.
