Flats in Bemowo — prices, the district, listings
For years Bemowo was a dormitory district with no fast link to the centre. The extension of the second metro line changed that — from then on the district stopped being 'far away' and prices began catching up with the rest of the city. It is still clearly cheaper than neighbouring Wola, with larger flats and real greenery.

What Bemowo is like from the inside
The core of the district is estates from the 1970s and 1980s: Jelonki, Górce, Boernerowo and Chrzanów. The blocks are low by Polish standards, there is a lot of space between the buildings and the trees are forty years old — which is why Bemowo is often greener than new estates in the centre.
Boernerowo is a separate story: a pre-war estate of detached houses built for military families, a grid of straight streets and low buildings, today one of the quieter addresses in the city.
New developments go up mainly along Górczewska and Powstańców Śląskich, close to the metro stations. That is where prices rise fastest and where most move-in-ready flats are.
Getting around
The second metro line reaches Bemowo — the Ulrychów, Bemowo and Ratusz Bemowo stations. That changed the district more than anything else: Świętokrzyska is a bit over ten minutes away, with no traffic and no changes.
The difference between an address within walking distance of a station and one two bus stops away is large here and shows in the price. In listings both are simply 'Bemowo', so check the map rather than the headline.
By car the key roads are Górczewska and Połczyńska, and part of the ring road runs through the district — convenient if you drive outside the centre, less so if you drive into it every day.
Who the district suits
Families who want both a metro and greenery without paying Wola prices. Flats in the older blocks are larger than new-build ones at the same price, and Lasek na Kole, Park Górczewska and the nearby Kampinos Forest give you somewhere real to walk.
People working in the offices at Rondo Daszyński — that is the same metro line, a few stations away.
Less so for anyone after city life in the evening: restaurants and culture are modest here, and most residents go to the centre for them.

Yes, the second line — the Ulrychów, Bemowo and Ratusz Bemowo stations. Świętokrzyska is a bit over ten minutes away regardless of surface traffic.
Is Bemowo green?
More so than many newer districts. The 1970s estates have plenty of space between buildings and mature trees, and to the west the district borders the Kampinos Forest.
Is it worth buying further from the metro to save money?
The saving is real, but count it in time: two bus stops to the station is a quarter of an hour each way, every day. Walk that route on a weekday morning before you decide.
