Flats in Ochota — prices, the district, listings

Ochota sits just beyond the city centre and living here feels almost central, only quieter. It is a district of tenements, hospitals and universities — with tenants who arrive for a few years of study or residency.

What is Ochota like from the inside?

Stara Ochota means tenements and low-rise blocks around Narutowicza square, with St James's church, student halls and cafés that live off the university crowd. Filtry, the area around Lindley's historic waterworks, is the quietest and most prestigious part of the district.

Rakowiec and Szczęśliwice are post-war and newer estates, with a park, a hill and more flats in the popular sizes. Prices are lower than around Narutowicza square and the centre is a quarter of an hour away by tram.

The Banacha campus — university faculties and teaching hospitals — gives the district a rhythm you will not see on a map: traffic rises during the academic year, and leases shorter than twelve months are perfectly normal here.

Getting around

There is no metro in Ochota and none is planned. The district runs on trams along Grójecka and Banacha, on buses, and on the city rail with Warszawa Ochota station right on the boundary with Śródmieście.

For pedestrians and cyclists it is one of the easier districts: Pola Mokotowskie, the Technical University and the centre are ten to fifteen minutes away, with no changes and no parking.

By car you leave along Aleje Jerozolimskie to the west and the airport, or Żwirki i Wigury to the south. Parking in Stara Ochota is difficult and paid — with a tenement flat, a parking space often weighs on the decision more than floor area.

Who is this district for?

People working in the centre who want to walk to work or take a single tram, without paying for a downtown address.

Tenants tied to the universities and hospitals — students, doctoral candidates, doctors in training. For the same reason Ochota can be a sensible address for an investor: rental demand here is repeatable and seasonal.

Less so for buyers who want a new building with a garage and a lift. That stock exists in Ochota but there is little of it — tenements and post-war blocks dominate, often without a lift.

Frequently asked questions

Does Ochota have a metro?

No. The district relies on trams along Grójecka and Banacha and on the city rail at Warszawa Ochota station. The nearest metro stations are already in Śródmieście.

Which part of Ochota is the quietest?

The Filtry area — low buildings, plenty of greenery and little through traffic. The noisiest stretches are along Grójecka and Aleje Jerozolimskie.

Is Ochota good for renting out?

Yes, thanks to the Banacha campus and the teaching hospitals: demand returns every year and tenants are mostly students and junior doctors. Keep in mind it is clearly seasonal — the peak falls at the turn of September and October.
