Apartamenty Gutenberga

The name of the investment is a nod to what stood here before. For decades, Dom Słowa Polskiego worked on this plot — the largest post-war printing house in Poland. Six and a half hectares of printing machines, halls and warehouses in the middle of the city. Today this area is divided into eight quarters with streets, pedestrian and cycling routes; ultimately there should be around two hundred thousand square meters of space here. Gutenberg in the building's name is therefore not a decoration, but a historical address.

This is one of those places in Warsaw where you buy an apartment in the center, not next to the center. Rondo Daszyńskiego with the second metro line is nearby, and along with it the entire new office district with Varso Tower — the tallest building in the European Union, measuring 310 meters together with the spire.

Wola has gone through this path several times already and you can see it in the neighboring quarters: the former Norblin factory, where production was shut down after 1981, is today a shopping and cultural complex, and Browary Warszawskie, founded in 1846 by Haberbusch, Schiele and Klawe, have turned into a township with apartments and offices.

What to pay attention to: it is still a construction site on a quarter scale, so it is worth finding out which building is being built next and when. The second thing is the floor and cardinal direction — in dense high-rise development, the difference between a view and the wall of a neighboring building is often a matter of two floors.

Nineteen floors, two buildings, 160 apartments ranging from 40 to 350 square meters — a project by JEMS Architekci, delivery planned for the end of 2028. This is the highest shelf of the market and the developer does not hide it.

The address has a history: the buildings stand on the site of the former Dom Słowa Polskiego, the largest post-war printing house in Warsaw, on ul. Miedziana. Hence the name. The whole thing is part of a larger development at Towarowa 22, which is to turn the post-industrial quarter between Towarowa and Prosta into a piece of downtown — which means that in the coming years there will be a construction site around it.
