Flats in Włochy — prices, the district, listings

Stare Włochy was built as a garden city: low buildings, interwar villas, wide streets lined with trees and its own market square. It is one of the few parts of Warsaw where you still hear birds rather than an expressway.

Okęcie is the district's other face — Chopin Airport, warehouses, hotels and offices along Żwirki i Wigury and Aleja Krakowska. You live closer to work and pay for noise whose intensity depends on which side of the runway the building stands.

Raków and Salomea are where developers build most today: new estates replace former plants and fields, and floor areas are larger than in the centre for a comparable price.

Włochy has what many districts lack: rail. The Warszawa Włochy and Warszawa Raków stations put the district on the city rail network, and the centre is a bit over ten minutes away regardless of traffic. Warszawa Służewiec and Okęcie close the network from the south.

There is no metro. By car the key routes are Aleje Jerozolimskie and Aleja Krakowska — both queue at rush hour, and Aleja Krakowska is often blocked by airport and logistics traffic.

Chopin Airport is right here. For some people that is the main reason to choose the district; for others it is a reason to check the noise map and the take-off direction before signing anything.

People who fly often and those working at the airport or in the offices along Aleje Jerozolimskie. Anyone who commutes by train: an address within walking distance of a platform gives a predictable journey time, which a car in this part of the city does not.

Buyers looking for a house or a large flat in a quiet area within the city limits — Stare Włochy is one of the cheaper alternatives to Wilanów or Sadyba.

Less so for anyone after city life after hours: there are noticeably fewer restaurants, cinemas and shops than in central districts, and evenings are quiet.
