Description
This part of Warsaw worked for decades rather than being lived in. The strip between Aleje Jerozolimskie, the railway tracks and the westbound exit route was occupied by warehouses, wholesale stores and offices — and only in recent years has it begun to transform into a residential district. So you're buying an address in the midst of change: with convenient access and prices lower than in central districts, but with a neighbourhood that is still taking shape.
Historic Włochy lies a little further away and is worth knowing about, because it is this that gives the district its character: a garden-city planned in 1926–1928 by Franciszek Krzywda-Polkowski and Henryk Kotyński, with low-rise buildings set in greenery and the Koelichenów manor, which today stands in Park Kombatantów.
In terms of transport, the strength lies in the railway — stops within the district's boundaries take you to Warszawa Zachodnia and further to Śródmieście in around fifteen minutes — as well as quick access to the S8 and the ring road.
What to watch out for: check what borders the plot today and what the local plan permits, because in post-industrial areas a warehouse can stand just behind a fence for years yet. And calculate the actual distance to the railway station, not the straight-line distance.
Włochy began as a garden-city. In the interwar period, a regular grid of streets was planned here with low-rise buildings and gardens, as a settlement near Warsaw for those who wanted to live outside the city but commute to it by rail. Nowe Włochy, where this development stands, is part of that concept and you can still see it in the scale of the streets.
The investment at Trzcinowa 18 consists of three buildings and one hundred sixty-three apartments, being built in two phases: one hundred seventeen in the first, forty-six in the second. The sizes range from twenty-six to one hundred thirteen square metres, ground-floor apartments have gardens, higher floors have balconies. The buildings are low-rise, with one underground level of parking, and the handover date is 2027, with sources citing June or the fourth quarter.
What you don't see in the visualisations: Włochy has the best rail access in this part of the city, the journey from Warszawa Włochy station to Śródmieście takes around fifteen minutes, and this is the real advantage of this address. The price is paid elsewhere: Chopin airport is close by and depending on certain approach directions, planes over this part of the district can be heard. This cannot be checked on a floor plan or in a brochure, only on site, at different times of day.
