Miasteczko Jutrzenki – Hortensji

Włochy is one of the few parts of Warsaw that someone once really designed. The garden-city plan was created in 1926–1928 — drawn by architect Franciszek Krzywda-Polkowski and surveyor Henryk Kotyński, on the grounds of the Koelichenów family, finally subdivided in 1928. Low-rise buildings surrounded by greenery, a central square, streets converging towards the main avenue, and everything connected to the Warsaw-Vienna railway, which provided access to the city. The Koelichenów manor from the mid-19th century still stands today in the current Park Kombatantów.

Jutrzenki, however, is not that part of the district, and it's better to know that straight away. It's a strip of former warehouses, wholesale facilities and offices along Łopuszańska, which is only now transforming into a place to live. This is where both the main advantage and the main disadvantage of this address come from: the price per square meter is lower than in districts with an established urban fabric, but the neighbourhood is being built right before the residents' eyes, stage by stage, together with shops and services on the ground floors.

Transportation is the strongest argument here. Aleje Jerozolimskie and the S8 junction nearby, railway with stops Warszawa Włochy and Warszawa Aleje Jerozolimskie within walking distance or a single bus ride, and from there a dozen or so minutes to Śródmieście without a car.

What to check before deciding: Chopin Airport is close by, so it's worth checking how landing approaches run over this particular building and whether the address lies in a restricted-use zone. The second thing is the stages — which building already stands, what will be built on the neighbouring plot and when the service facilities will open, which form the backbone of everyday life in such a small town.

The name is not a metaphor. Aurec Home is building an entire small town at Jutrzenki, divided into sections with floral names: Hortensji, Wrzosów and others. This one is at number 106F, on Salomei, in the part of Włochy that until recently was a village, and then warehouses along the route to Katowice.

The Hortensji district is one hundred twenty-five apartments, from twenty-eight to seventy-six square meters, in a building with seven storeys above ground level, with an underground garage. Handovers are scheduled for the second quarter of 2027. Since this is part of a larger complex, some of the amenities are shared for the entire small town, not just for this address.

What is not visible in the visualizations: Jutrzenki is still a street of halls, office buildings and logistics companies, and apartments are a new element here, not the other way around. Greenery and services grow together with successive stages, so the first years look different from the visualization. Add to this the proximity of Chopin Airport: with certain approach directions, planes over this part of Włochy can be heard. It's worth visiting here at different times, including in the evening.
