Description
Włochy have something that younger districts don't have: their own, well-thought-out plan. The garden-city was designed in 1926–1928 — drawn by architect Franciszek Krzywda-Polkowski and surveyor Henryk Kotyński on the land of the Koelichen family, parceled out in 1928. Low-rise buildings in greenery, a central square and streets converging toward the main avenue, and the whole thing connected to the railway, which one took to the city. The Koelichenów Manor from the mid-19th century stands in Parku Kombatantów to this day.
This investment is located in the part of the district that looks different: closer to Okęcie and exit routes, amid buildings from various decades. The advantages are communication — a railway with stops within the district boundaries, Aleje Jerozolimskie and quick access to the ring road — and a lower price per square meter than in central districts with comparable commute times.
The large scale of the investment has practical significance here: in a residential complex with two hundred apartments, ground-floor services open faster, because they have tenants to serve.
What to pay attention to: Chopin Airport is nearby, so before making a decision it's worth checking the approach routes to landing over the specific address and whether the building lies in a restricted-use area. The second thing is the route to the railway station — in Włochy the difference between a ten-minute walk and a bus transfer determines your whole daily routine.
The Italian name contrasts with what is around the corner. Raków is a strip of Włochy squeezed between Aleja Krakowska and railway lines running west, with warehouses, sidings and remnants of low-rise buildings. Apartments are something new here and over the last few years they have been changing this area the most.
The residential complex on Równoległa consists of five buildings and over three hundred apartments, being built in stages. The buildings have six stories above ground floor and one underground garage level. Earlier stages are already being received, the newest, marked as 4.2, has a deadline in the fourth quarter of 2027. The numbering of stages is important here, because under one name there are buildings from different years and with different standards of common areas.
What is not visible in the visualizations: two sources of noise. The railway on one side and Chopin Airport a few kilometers away, whose planes during certain approach directions pass over this part of the city. Neither one nor the other disqualifies the address, but both need to be heard personally, at different times of day, before you accept them. Plus several years of staged development, so it's worth asking what will be built where today's empty square next door is.
