Flats in Ursus — prices, the district, listings
Ursus is the smallest district in Warsaw and the only one built around a single factory. After the plant closed, whole estates grew on its land — today this is one of the cheapest addresses in the city with a direct rail link to the centre.

What Ursus is like from the inside
Old Ursus is the estates built for the workers of the Ursus tractor plant: 1960s and 1970s blocks, low buildings, plenty of greenery between them and a centre of its own around Cierlicka street.
New Ursus — Szamoty and Niedźwiadek — is the former factory site, where new estates have been going up for over a decade. If you buy off-plan here, look at the zoning plan: neighbouring plots are still waiting to be built on, and the street and school network is only now taking shape.
Ursus has something most dormitory districts lack: an identity of its own and the memory of the plant, with old halls built into new estates and a factory museum.
Getting around
Rail is the main way to travel: the Warszawa Ursus and Warszawa Ursus Niedźwiadek stations reach Warszawa Zachodnia and the centre beyond it in little more than ten minutes, with no traffic and no changes.
There is no metro and none is planned. By car you leave via Aleje Jerozolimskie and Połczyńska, both of which queue at rush hour, and Ursus lies beyond the inner ring — driving to the centre can take twice as long as the train.
The difference between an address by the platform and one on the other side of the tracks is noticeable here. Check it on foot, not on a map: crossings are few and can add a quarter of an hour to the walk.
Who the district suits
First-time buyers and families for whom square metres per złoty matter. Ursus is consistently one of the cheapest addresses within the city limits, and the new estates offer move-in-ready flats.
People who commute by train and work around Warszawa Zachodnia, Aleje Jerozolimskie, or in Piastów and Pruszków on the other side.
Less so for anyone who wants everything on the doorstep: the choice of restaurants and culture is modest, and bigger shopping and entertainment mean a trip to a neighbouring district.

No, and none is planned. Fast travel is by rail — the Warszawa Ursus and Warszawa Ursus Niedźwiadek stations, a few minutes from Warszawa Zachodnia.
Why are flats in Ursus cheap?
The district sits on the western edge of the city, has no metro, and new estates keep going up on the former factory land. Large supply and distance from the centre keep prices below the central districts.
Is Ursus suitable for a family with children?
Yes, especially the older part with mature greenery and schools on site. For the new estates in Szamoty, confirm whether the nursery and school nearby are already open or only planned.
