This is already the western edge of Bemowo, meaning the place where Warsaw slowly comes to an end. Beyond the housing estates begin Stare Babice and fields, and a few kilometers further — Puszcza Kampinoska, one of the few national parks in the world bordering directly with a multi-million capital. For some buyers this is precisely the argument: a bike trip or mushroom picking does not require planning a weekend here.

The price for this is simple and it's better to know it upfront: the further west, the more square meters for the same money and the longer the commute. Metro on Bemowo has been operating since 30 June 2022 (stations Ulrychów and Bemowo), but from this part of the district you need to drive to it — by bus or car, with parking at the station included.

The investment itself is medium-sized, with apartments from one to five rooms and handover planned for 2027. This is an offer for families looking for space, not an address in the city center — and for people who find it easier to wake up fifteen minutes earlier than to pay an additional two hundred thousand for a closer address.

What to watch out for: drive the route to work during rush hours, not on a Sunday — on western Bemowo the difference can be twofold. And check schools and kindergartens in the area, because this part of the district is being developed faster than places for children are being created.

The French name is not accidental: the project started under the Bouygues Immobilier Polska banner, a company later acquired by Develia, and retained the name from that stage. It stands at Podgroździe in Chrzanów, precisely between two metro stations of the second line under construction, Chrzanów and Karolinem, which is a rare situation in this area.

These are two intimate buildings and two hundred seven apartments, with only four storeys above ground floor and one underground garage level. The offer includes layouts that are usually not found in housing estates of this scale: two-level units and apartments with a mezzanine. The completion of construction is planned for the third quarter of 2027.

What is not visible in the visualizations: being between two metro stations sounds better than it is in practice. To neither of them is it nearest, so the walking distance needs to be measured independently, from the specific building and at a specific time. Moreover, both stations are still under construction and their timelines can shift. An apartment with a mezzanine, on the other hand, is worth seeing in person before making a decision: the square meters are counted differently there than in an apartment with a flat ceiling.
