Bemowo Vita

Bemowo is divided into the time before June 30, 2022 and after. On that day, the Ulrychów and Bemowo stations opened, meaning the western section of the second metro line — the Bemowo station alone is 459 meters long. A district that for decades had been commuting to the center by bus along the congested Górczewska and Powstańców Śląskich, got twenty-some minutes of reliable travel without checking the schedule.

You can see it in the prices and in the pace of construction: since then, Bemowo has been one of the fastest-growing residential addresses in Warsaw. This investment is part of that wave — large, multi-building, with a full range of apartments from studios to four-room units and planned handover in 2028.

The rest of the district is catching up at its own pace. Bemowo has plenty of greenery and things that don't exist anywhere else in the city: Fort Bema from 1886–1890 converted into a park and the Babice military airfield, which for a hundred years has been lying in the middle of the district and effectively preventing everything around it from being built up.

What to pay attention to: check the actual route to the metro — Bemowo is extensive, and the difference between "ten minutes on foot" and "bus plus metro" affects daily life more than the kitchen layout. At handover in 2028 it's also worth asking what will be built on the neighboring plots by then; the area around the new stations is being developed quickly.

The estate is located at Szeligowska 59, in Chrzanów, and its entire history comes down to one transportation decision. A few hundred meters further, the Chrzanów metro station is being built, an extension of the second line to the west. Until recently this was a peripheral part of Bemowo, where you went by bus to Powstańców Śląskich; after the station opens, the address category changes, not just the travel time.

The buildings are six stories above ground floor, with one underground garage level, being carried out in stages: the first was handed over in September 2025, the next ones have deadlines for June 2026 and June 2027, and the whole thing closes in the second quarter of 2028. Ultimately, it's nearly seven hundred apartments in several buildings.

What you don't see in the visualizations: the metro is under construction, not ready, and the deadlines for such investments can shift by quarters. Buying here today means buying a promise that you have to value for yourself. Plus there's the staging: between the first and last building, three years pass, so the first residents share the estate with a construction site. It's worth asking which stage is adjacent to a particular apartment.
