Description
The most interesting thing about this area is older than Warsaw in its present form. Fort Bema was built in 1886–1890 as part of the ring of the Tsarist Fortress Warsaw; it was originally called Fort Parysów, after the village lying north of it, and has borne the name of General Bema only since 1921. Today it is a park: embankments, a moat, brick casemates and several dozen hectares of greenery, across which half the district runs.
Bemowo in general is green not because of city policy, but because of the military. The fort, training grounds and Babice airport took up such large areas of land that they could not be built on — and they are what today ensure that there is something to breathe between the housing estates.
Residential-wise, the district accelerated after 30 June 2022, when the Ulrychów and Bemowo metro stations opened. Travel to the centre stopped depending on traffic on Górczewska, and new investments came with the metro — this one is among them, with handover planned for 2028 and apartments ranging from studios to five-room units.
What to watch out for: measure the distance to the station on foot, not on a map, and check how far the nearest school and kindergarten are — Bemowo is growing faster than its public services. With such a distant handover date, it is also worth reading the payment schedule: spreading instalments over three years is a different financial situation than buying a ready-made apartment.
Sochaczewska is an old tract: it led out of Warsaw to the west, to Sochaczew, and it was this road that determined the layout of this part of Chrzanów. Today, however, something else matters. Several hundred metres from here, Karolin is being built, the westernmost station of the second metro line, and it is this that is responsible for the fields by Sochaczewska becoming a construction site.
The first phase consists of two intimate, four-storey buildings and ninety-one apartments; ultimately the entire estate is to have two hundred and two, with areas ranging from twenty-eight to one hundred and thirty-three square metres. Construction is to begin in the second quarter of 2026 and end in the fourth quarter of 2027; some sources give the first handovers as early 2028.
What is not visible on the visualisations: you are buying two promises at once here. The first is an apartment whose construction has not yet begun, the second is a metro station which also does not yet operate. Both can be delayed and both need to be valued independently. Until the metro starts running, travel from Chrzanów to the centre looks the same as it did a decade ago: by bus to Powstańców Śląskich and further on.

For years Bemowo was a dormitory district with no fast link to the centre. The extension of the second metro line changed that — from then on the district stopped being 'far away' and prices began catching up with the rest of the city. It is still clearly cheaper than neighbouring Wola, with larger flats and real greenery.
