Osiedle Kameralne

In the middle of Bemowo lies an airport. Warszawa-Babice, simply called Bemowo, has been operating since the beginning of the 20th century on the grounds of the former gmina Blizne and remains active to this day — a military airport with an aeroclub and grass runways. From a resident's perspective, this is not a curiosity, but the reason why this part of the city looks the way it does: hundreds of hectares that cannot be built on, and a horizon that no developer will obstruct.

Fort Bema from 1886–1890 operates similarly, today a park with ramparts and a moat. Bemowo is green not because someone planned the estates that way, but because the military occupied the area before anyone else.

The estate itself is small and intimate — the price list shows a full range of apartments, from a studio to five rooms. Access changed dramatically on 30 June 2022, when the metro stations Ulrychów and Bemowo opened; previously this area was served only by buses.

What to watch out for: check whether the airport is within earshot from a specific apartment — traffic is light here, but it happens. And calculate the actual distance to the metro, because Bemowo is extensive and it is this distance, not the square footage, that later determines your daily rhythm.

Jelonki is the old part of Bemowo, developed long before anyone drew a metro here. The Osiedle Kameralne estate grows along Powstańców Śląskich in stages over more than a decade: the second phase was completed in 2014, the next ones in 2016, 2017 and 2018, and the sixth in the third quarter of 2025. The buildings have three to five storeys above ground floor and one level of underground parking, and the architecture of successive stages deliberately differs so that the whole does not look like one slab.

The buyer has here something that is usually lacking on the primary market: proof. The greenery from the first phases is ten years old and has truly grown, playgrounds are in use rather than on visualizations, and you can see how the elevations have weathered a decade. It is enough to walk between buildings from different years.

What is not visible on the visualizations: Powstańców Śląskich is the main axis of Bemowo with traffic and a tram line, and proximity to Bemowo metro station is sometimes stretched in offers, because for some addresses it is a dozen or so minutes on foot, not five. It is worth measuring this distance yourself. The second thing is the phased development: over the years the neighbourhood was a construction site and with each successive phase you should ask what will be built next to it.
