Wilanów is Warsaw's youngest residential district: Miasteczko Wilanów was built entirely after 2002, on what used to be fields. Hence its two defining traits — uniform, new housing, and infrastructure that spent years catching up with its residents.

What is Wilanów actually like?
Miasteczko Wilanów is a district planned from scratch: blocks of low apartment buildings, inner courtyards, wide avenues and shops on the ground floors. The flats are almost exclusively from the last twenty years, so technical standards are consistent and floor areas larger than in the centre.
Outside Miasteczko the district looks entirely different. Powsin and Zawady are single-family housing close to Kabaty Forest and the Botanical Garden, where the price is for a house and a plot rather than per square metre. Old Wilanów around the palace is a separate, quieter story.
Getting around
Since October 2024 a tram line reaches Miasteczko Wilanów — running from Puławska via Spacerowa, Belwederska and Sobieskiego to a terminus in Miasteczko. It was the biggest transport change in the district's history; before that everything depended on buses and cars.
There is no metro in Wilanów and none is planned in any foreseeable timeframe. Driving towards the centre, the bottlenecks are Sobieskiego and Wilanowska; as in any district without a metro, it is worth testing that trip yourself at rush hour.
Who moves here?
Families who want a new, larger flat with underground parking and a nursery on the ground floor of the next building. Miasteczko was designed for exactly that scenario, and it shows in the layouts.
Buyers looking for quiet and greenery — Kabaty Forest, Powsin and the Wilanów fields are all close. Less so for people commuting to the centre daily who do not want their morning to depend on one congested street.
