Flats in Ursynów — prices, the district, listings

Ursynów was designed from scratch as a residential district and is the only one in Warsaw with metro along its entire length. It is an address people choose for years: mature greenery between the blocks, every school within walking distance and a forest you reach on foot.

What is Ursynów like from the inside?

Northern Ursynów consists of estates from the late 1970s and 1980s built to a single plan: buildings arranged around inner courtyards, shops and schools within a short walk, and trees between the blocks that are now decades old. Flats here are usually smaller and cheaper than in the southern part.

Kabaty is a separate story: 1990s and newer architecture, more brick and gated estates, quiet streets and the forest right behind the last metro station. Natolin and Imielin sit in between, in floor area and in price alike.

The district borders Kabaty Forest, and the S2 expressway runs in a tunnel underneath Ursynów. That is the important change of recent years: the district gained access to the southern ring road without getting transit traffic on the surface.

Getting around

Metro line one serves the district with five stations: Imielin, Stokłosy, Ursynów, Natolin and Kabaty. The ride to Centrum takes about a quarter of an hour and always the same quarter of an hour — something no bus can promise.

Distance to the station is the main reason two similar flats here differ in price. Five minutes on foot versus fifteen with a bus transfer are two different addresses, even though they look identical on a map.

By car you join the S2 and the ring road, which gives a quick run to the airport and to the south of the country. Driving into the centre is often slower than the metro, especially along Komisji Edukacji Narodowej avenue in the morning.

Who is this district for?

Families with children — that is the main answer here. Schools, nurseries and clinics sit inside the estates rather than along an arterial road, and both the forest and the park are a walk away, with no need to cross the city.

People working in the centre who do not want downtown prices but do want a predictable commute. A train every few minutes matters more here than the kilometres on the map.

Less so for anyone after nightlife and a pre-war tenement. Ursynów is quiet by design: dining and culture cluster around a few spots, and the rest of the evening happens in the centre.

Frequently asked questions

Which metro line runs from Ursynów to the centre?

Line one. It has five stations in the district — Imielin, Stokłosy, Ursynów, Natolin and Kabaty — and the ride to Centrum station takes about fifteen minutes.

How does Kabaty differ from the rest of Ursynów?

In its buildings and its prices. Kabaty is newer, has more gated estates and the forest behind the last metro station, and the flats tend to be larger. Northern Ursynów is 1970s and 1980s panel housing with mature greenery and lower prices.

Is Ursynów good for a family with children?

It is one of the most popular family districts in Warsaw: schools and nurseries are inside the estates, there is greenery between the buildings, and Kabaty Forest and Natoliński Park are within walking distance.
