What to Look Out for When Buying a New Apartment in Wilanów
Local listings feature virtually no compact studio apartments or cramped two-room flats, in stark contrast to Śródmieście, where small layouts dominate across every segment. The market here focuses on generous multi-room layouts with floor areas rarely seen in other parts of the city, designed to meet the long-term needs of families. Buying an apartment in this district gives you plenty of space, but you must accept a negligible market for quick-turnover small rentals and the lack of a bustling, big-city street life.
Under the shared district name, developers sell properties in areas with vastly different standards of everyday living, separated by the barrier of Przyczółkowa Street. While the residential blocks along Aleja Rzeczypospolitej and Sarmacka Street offer access to a dense network of sidewalks and ground-floor retail, new developments in Zawady along Syta or Bruzdowa streets bring a peripheral feel lacking complete pedestrian infrastructure, making car travel essential. The area around Arbuzowa Street has a completely different character as well, where new developments have been squeezed into narrow, winding lanes below the escarpment, cut off from the orderly layout of the surrounding neighborhoods.
When choosing a home in a dense block, ask the developer about the exact intended use of ground-floor commercial spaces, as well as the placement of restaurant ventilation and delivery routes. The local low-rise buildings with enclosed courtyards act like acoustic echo chambers, causing noise from café gardens and playgrounds to bounce off facades straight into bedrooms. It is also wise to check the distance to the opposite wing across the interior patio to ensure that tightly spaced neighboring balconies do not compromise your privacy.
