Praga-Południe is today the most common answer to "where in Warsaw can I live close to the centre without centre prices". The district is also very varied inside — Saska Kępa and Gocław have less in common than a single name suggests.

What is Praga-Południe actually like?
Saska Kępa is modernist villas and 1930s tenements, Francuska street with its cafés, and Skaryszewski Park around the corner. It is the most expensive part of the district and one of the few places in Warsaw where interwar architecture survived intact.
Grochów is a mixture: pre-war houses, post-war estates and new infill. Gocław is 1980s housing between Wał Miedzeszyński and Ostrobramska — a lot of greenery between the blocks, repeatable layouts and prices below Saska Kępa. Kamionek is changing fastest, as the former industrial land around the National Stadium fills up with flats.
Getting around
Metro line M2 has one station here, Stadion Narodowy, one stop from Świętokrzyska. The rest of the district relies on trams along Grochowska and Waszyngtona and on buses — the further towards Gocław, the more the timetable matters and the less the distance on the map.
By car the bottleneck is the bridges. This is worth testing yourself at eight in the morning before deciding: getting to the other side of the Vistula can take as long as crossing half the city.
Who moves here?
Families who want floor space and greenery without moving to the outskirts — Skaryszewski Park is one of the largest in the city, and the Gocław estates were designed with children in mind.
Buyers comparing prices with the left bank who are ready to trade the prestige of an address for a few dozen extra square metres. The right bank has been cheaper for years for exactly that reason, and part of the gap is still visible in prices.

Does Praga-Południe have a metro?
Yes, but only one station on line M2 — Stadion Narodowy, in the Kamionek area. Saska Kępa, Grochów and Gocław have no metro and rely on trams and buses, so when choosing an address the walk to the stop matters more than the district name.
How does Saska Kępa differ from Gocław?
Saska Kępa is pre-war villa and tenement housing: low, densely planted and the most expensive in the district. Gocław is 1980s estates — blocks, large spaces between buildings, repeatable layouts and a clearly lower price per square metre.
Is it worth buying on the right bank of the Vistula?
For many buyers it is a way to get a bigger flat for the same budget. The key question is not "which side of the river" but "how long is the commute I make every day" — and that route is worth driving at rush hour before deciding.
