Description
Grochów appears in documents as early as 1570, together with Kawęczyn, Kamion and Gocław — villages belonging to the Płock chapter. However, the most important date in its history is 25 February 1831: near Grochów, in an alder grove surrounded by marshlands, a forty-thousand-strong Polish army stopped sixty thousand soldiers of Field Marshal Dybicz. The Battle of Olszynka Grochowska was one of the largest and bloodiest in the November Uprising — around 7,300 Poles and 9,500 Russians died in it — and the Tsar's forces had to retreat from the assault on Warsaw.
Today Grochów is one of those districts that maintains its character: low-rise buildings from various decades, bazaars, workshops, housing estates from the seventies and increasingly more new buildings among them. Prices here are clearly lower than on the other side of the Vistula with comparable commute time.
Communication is based on trams and buses along Grochowska and Ostrobramska, as well as rail from Dworzec Wschodni; it takes around fifteen minutes to the centre, unless you hit rush hour.
What to watch out for: with handover planned for 2027, it is worth checking what will be built on the neighbouring plots — Praga-Południe is developing faster than ever. And walk around the area, because Grochów can be different depending on the block.
The scale here is substantial: ultimately twelve buildings and 1,572 apartments, i.e. an entire new part of Grochów at Podskarbińska. Low-rise development — six storeys above ground and one below. The first phase, two buildings with 132 apartments, was handed over in the second quarter of 2024, and the whole is to be ready in the third quarter of 2027.
At such a scale, which phase you buy in and what will be built next door is key. Sources give conflicting information — five or six storeys for different buildings — it is worth confirming this with the developer for a specific apartment.

Praga-Południe is today the most common answer to "where in Warsaw can I live close to the centre without centre prices". The district is also very varied inside — Saska Kępa and Gocław have less in common than a single name suggests.
