Description
Gocław is a housing estate built on an airport and it's not a metaphor. In 1934, it was decided that a passenger airport would be built here, and Okęcie would become a military airfield. After the war, a sports airfield operated here belonging to the Warsaw Aeroclub, and it was also used by air ambulance services. It was closed down in 1976; in 1972 a competition was held for the development of this area, and from 1977 the "Osiedle Młodych" cooperative built here the largest residential complex on the right bank of Warsaw — Gocław-Lotnisko, under the direction of Tadeusz Mrówczyński.
That is why the area looks different from a typical housing estate: it was built according to one plan, with large spaces between buildings, greenery and canals. New investments enter here as a completion of a finished district, not as the beginning of a new one.
There are two practical consequences. First, the infrastructure is complete from day one: schools, clinics, shops and public transport have been operating for decades. Second, Gocław has no metro and will not have one in any foreseeable future — travel relies on buses and trams and on bridges, which during peak hours can add an extra fifteen minutes.
What to check: verify the actual travel time to work on a Monday morning and what will be built on neighbouring plots — there are still some vacant areas here left from the former airfield.
Gocław stands on a former airfield. Until the seventies a sports airfield operated here, and when it was closed down, on the flat terrain one of the last great housing estates of the Polish People's Republic was laid out, with a lake, a canal and wide strips of greenery between the blocks. This layout has survived and to this day distinguishes Gocław from the rest of Praga-Południe. The name of the estate is no coincidence: Skanska is a Swedish company.
The fifth phase consists of two buildings and one hundred ninety-eight apartments, eight storeys above ground floor and two levels of underground garage. It is also the final phase, which has specific significance: after its completion in the first quarter of 2026, no one will build in this place anymore. The previous phases have been standing nearby for years, so you can see how the whole thing works on a daily basis.
What you don't see in the visualizations: there is no metro in Gocław and despite many years of plans there still isn't one. To the City Centre you travel by bus over the Łazienkowski or Poniatowskiego bridge, and during peak hours both can get congested. In return you get greenery, which new estates don't have, because the greenery here is forty years old, plus a complete set of schools and shops within walking distance.

Praga-Południe is today the most common answer to "where in Warsaw can I live close to the centre without centre prices". The district is also very varied inside — Saska Kępa and Gocław have less in common than a single name suggests.
