Description
The name is not a figment of the marketing department's imagination. Sielce, or this part of Dolny Mokotów, has been within the boundaries of Warsaw since 1916, and a bus arrived here on April 17, 1921. In that same year, on January 21, the Luxemburg and Loth families founded Warszawianka Sports Club, whose facilities on Puławska in the thirties brought together the sporting elite of the city. Sport in this area is older than most of the buildings standing here today.
The address on Antoniewska itself is an intimate part of Mokotów: low-rise, heavily green, with Morskie Oko Park and Pałac Szustra as well as Królikarnia within walking distance. There is no big-city hustle and bustle here and that is not the point — the value of this place lies in the fact that the centre is close, but only begins beyond the escarpment.
This escarpment is something worth remembering when viewing. Dolny Mokotów lies lower than Puławska, so the way up can be a real climb, not just a line on a map — it is worth walking it on foot, especially if the daily commute is to rely on a bus or metro at Puławska.
The two remaining things to check are prosaic: the number of parking spaces in relation to the number of apartments (in this part of Mokotów, street parking is a sport in itself) and what will be built on the adjacent plots — an intimate area remains intimate only as long as someone does not buy the plot next door.
Ultimately, approximately one thousand three hundred apartments are to be built here — it is not a single building, but an entire new section of the district, being built in phases. The buildings are low-rise: five to six storeys above ground and one below. The first phase, three buildings, comes into use in the first quarter of 2026, with the next phases following.
The location is unique: a strip between Jeziorkiem Czerniakowskim and a bend of the Wisła, meaning greenery and water on both sides, and at the same time Mokotów. In return, transport here is based on buses — the metro is far away, and Wisłostrada is congested at rush hour. This is the first thing to check if you commute daily to the centre.

Mokotów is the most populous district in Warsaw and one of the hardest to sum up in a sentence. It holds pre-war tenements, 1970s housing estates, villas below the escarpment and the city's largest cluster of offices. Below: current market prices, and the things listings never mention.
