APARTAMENTY METRO WILANOWSKA

The address of this investment is, in practice, one piece of information: the metro. Wilanowska station has been operating since April 7, 1995, from the first section of the first line of Warsaw's metro — that is, from the moment Warsaw started traveling underground at all. Thirty years later, it remains the most reliable way to get around the city: the schedule does not depend on traffic on Puławska nor on whether it's raining.

The rest of the neighborhood is only now coming together. Southern Mokotów lived for years by work — offices along Domaniewska and Postępu, parking lots, traffic from eight in the morning to six in the evening. Now housing is returning here: new buildings are being erected next to office buildings, some offices are disappearing. For the buyer, this means service infrastructure ready from day one and at the same time a neighborhood that over the next few years will still be adjusting.

Add to this something that you can't see on a map: the Służewiec racecourse from 1939, one of the largest modernist ensembles in the city, lies close enough from here that on weekends you can walk there — and around it there is more space and greenery than in many a park.

What to check when viewing: proximity to the metro is both an advantage and noise in one. It's worth checking which way the windows of your chosen apartment face — Puławska and Dolina Służewiecka are arteries, and near the station there is pedestrian traffic and parked cars. The second thing is floor and view: in this area neighboring plots are often designated for tall buildings, so a panorama from the eighth floor doesn't have to be permanent.

The address is the corner of Puławska and Pejzażowa, a few hundred meters from Wilanowska station, opened in 1995 together with the first metro section. The project includes two hundred fifty-nine apartments and service premises on the ground floor, from studios to five-room apartments. They were designed by Grupa 5 Architekci studio, the same one responsible for Apartamenty Beethovena on the other side of Mokotów. The first building, marked with the letter A, is scheduled for the second quarter of 2028.

Ksawerów is one of those fragments of Mokotów where old single-family buildings border directly on office buildings. It's a walk to Galeria Mokotów, one stop by public transport to offices on Domaniewska, and by metro to the Center is about fifteen minutes without transfers.

What you won't see in the visualizations: Puławska in this location is an exit artery with a transfer hub and a bus loop at the station. Traffic can be heard around the clock, and in the morning and after three p.m. it stands still. An apartment with windows facing the courtyard and an apartment facing Puławska are in terms of quiet two different products, although the price list differs between them by little. The handover deadline in 2028 also means this is not an address for someone who needs keys this year.
