Description
Ursus is the only district of Warsaw named after a tractor brand. The company founded in 1893 on Sienna Street moved in 1923 to Czechowice near Warsaw as URSUS Mechanical Works, and a city grew around the factory: blocks for workers, schools, shops and a railway that brought people to their shifts. When the works collapsed, the district was left with a ready-made urban fabric and an enormous area to develop — and it is precisely this area that is being built up today with new residential estates.
For a buyer, this means an unusual combination. On the one hand, a mature, green neighbourhood with schools and shops that have been operating for decades; on the other — new estates that are only just closing off, and still among the lowest prices per square metre within the city limits.
Communication here is by railway, not metro, and you might as well come to terms with that right away: the Warszawa Ursus and Warszawa Ursus Niedźwiadek stops take you to Warszawa Zachodnia in about a dozen minutes, and from there you have access to the whole city. By car to the centre takes longer than the distance would suggest.
What to watch out for: with handover scheduled for 2028, it is worth reading the payment schedule and checking what will be built nearby in the meantime. And take a walk to the railway station — in Ursus the difference between an estate by the tracks and an estate twenty minutes away from them is greater than the difference in price.
Ulica Świętej Rodziny takes its name from the local parish and runs through Skorosze, the part of Ursus located closest to the rest of the city. While a few kilometres further on, in Szamoty, the grounds of the former tractor works are being redeveloped, here apartments were built earlier and the estate merges into a fabric that already exists: with schools, shops and neighbours.
The investment consists of two buildings and one hundred seventy-two apartments, from twenty-five to one hundred forty-two square metres, with six above-ground storeys and two basement garage levels. The schedule is distant: construction is to start in September 2026 and finish in the second quarter of 2028.
What is not visible in the visualisations: between the contract and the keys, nearly two years pass here, and the spade has not yet entered the ground. This is an address for someone who is planning, not moving. The second thing is the commute, in Ursus always the same: by train from Warszawa Ursus or Ursus Niedźwiadek station you travel to Zachodnia in about a dozen minutes and that is the only scenario in which this location works well. Along Aleje Jerozolimskie during the morning rush, the same route can take three times as long.
