Description
The investment name is not a metaphor — a factory really stood here. The company was established in 1893 at ul. Sienną 15 in Warsaw, as Przemysłowe Towarzystwo Udziałowe founded by engineers Schonfeld, Matecki and Rossman together with four entrepreneurs. Land for the new factory was purchased in Czechowice near Warsaw, and in 1923 the company took the name Zakłady Mechaniczne URSUS S.A. The first tractors, two-cylinder, with a power of 25 horsepower, rolled off the assembly line in 1922. The district took its name from the tractor brand — not the other way around.
For several decades, the entire life of this neighbourhood revolved around the factories: apartment blocks were built for workers, and the rhythm of the day was set by shifts. After the factory's collapse, there remained halls, sidings and an enormous area, which is only now being transformed into a residential district. This is precisely where this investment is located — post-industrial land in the middle of the city, being developed anew.
Access here is based on rail, not metro: the Warszawa Ursus and Warszawa Ursus Niedźwiadek stops take you to Warszawa Zachodnia and further to the city centre in about a dozen minutes. However, the square metre is one of the cheapest within the city limits.
What to pay attention to: check exactly what is being built on neighbouring plots — post-industrial land is being developed in stages and for several years you live next to a construction site. It is also worth asking about the history of the land and site investigations, as it is after all a former industrial area.
The name is literal. The estate stands on the grounds of Zakłady Mechaniczne Ursus, Poland's largest tractor factory, which gave its name to the entire district. After 1989, the factories fell apart, and after hectares of halls there remained brick walls, sidings and sheds. This part of Szamot is today being rebuilt block by block, and industrial detail is sometimes preserved here, rather than just quoted in a brochure.
The first stage comprises one hundred eighty apartments in two buildings, seven storeys above ground level and two levels of underground garage. The second stage adds one hundred fifty seven units in the same layout. The timelines are close: first quarter of 2026 for the first stage, third quarter of 2026 for the second.
What is not visible in the visualisations: Ursus is far away. To Śródmieście you travel by rail from Ursus Niedźwiadek or Ursus Północny, a quarter of an hour to Zachodnia, and that is the best scenario. By car, along Aleje Jerozolimskie at rush hour, that is a completely different story. The second thing is the neighbourhood: the factory areas around are only in the process of transformation, so for several years the view from the window may be a construction site or an abandoned factory hall.

Ursus is the smallest district in Warsaw and the only one built around a single factory. After the plant closed, whole estates grew on its land — today this is one of the cheapest addresses in the city with a direct rail link to the centre.
