Sady Ursynów

Two apartments remain from this investment. The estate is ready and inhabited, so the buyer sees reality, not a visualization: greenery, common areas, parking, neighbors. In return, there is nothing to choose from — you take what is left, or look further.

Ursynów is a district designed from beginning to end. The urban planning competition was decided in 1971, construction started in 1975, the first residents moved in on January 8, 1977. Blocks of varying heights, greenery between them and connecting passages are not by chance, but the design of a team in which Marek Budzyński worked, inspired by Danish estates.

Today Ursynów has what new districts fight for years to achieve: a metro running the entire length of the district (first line since April 1995), Kabaty forests to the south, a complete set of schools and health clinics, and greenery that is fifty years old.

What to pay attention to: with the last units it is always worth asking why exactly those remained — and view the apartment at a different time of day than during the first visit.

Streets in this part of Wyczółek bear the names of Polish scientists. The estate stands on Hilarego Koprowskiego, a virologist who was the first in the world to develop and administer to humans a live vaccine against polio. This is a new street grid on former fields, in the part of Ursynów that has nothing in common with blocks from the seventies.

The estate is growing in stages and all are low: from three to four storeys above ground floor, with one level of underground garage. Stage two was completed in 2023, the third, the largest, one hundred forty-eight apartments in six buildings, in the fourth quarter of 2025. Stage one, ninety-three apartments in two buildings, is scheduled for the third quarter of 2026. The order of the numbers is confusing, so for a specific apartment you need to check the stage, not the name.

What is not visible on visualizations: this is Ursynów only by address. The metro station is far from here, and daily commute means a bus or car and Puławska during rush hour. On the other hand, part of the stages already stand and are inhabited, so before deciding you can walk between the buildings and see how low-rise development and greenery work out after two years.
