Ursynów was designed in its entirety before the first building block was erected. The competition was resolved in 1971, construction began in 1975, and the first residents moved in on January 8, 1977. The architects — Andrzej Szkopa, Jerzy Szczepanik-Dzikowski and Marek Budzyński joining them — were inspired by Danish housing estates: varying building heights, connecting passages, greenery woven between blocks. To this day it is one of the most highly rated residential districts built in that era.

This investment is intimate — several dozen apartments, from a studio to four rooms — and fits into the urban fabric that is already complete. There is no need to wait for a school, clinic or shop; they have been here for years, along with trees, which new housing estates acquire over a decade.

The first line metro, opened in April 1995, runs through Ursynów along its entire length and it is this that sets prices here: the closer to the station, the more expensive, and the difference can be greater than the difference in finishing standard.

What to watch out for: with a small building it is worth counting parking spaces in relation to the number of apartments and checking what stands directly around — complementary investments are sometimes squeezed between existing development more tightly than shown in the visualizations.

The full street name is Mariana Sengera "Cichego". Senger was a member of the Grey Ranks scout organization, a participant in the action at the Arsenal, and died from his wounds in 1943, at the age of twenty-one. Natolin distributed such patronages throughout the district and this is one of those addresses where Warsaw history sits in the very name of the mailbox.

The building is intimate: fifty-six apartments, from twenty-six to one hundred twenty square meters, in layouts from one to six rooms, across eight storeys above ground level. What stands out is the basement: as many as four levels of garage, which with this number of units is a rarity and means that parking spaces are sought in the price list, not on the street. The completion date is the fourth quarter of 2026.

What is not visible in the visualizations: this is that part of Ursynów where transportation works. Natolin metro station is within walking distance, and Las Kabacki a few stops further, and these two things explain the price level more than anything in the folder. But intimacy has another side: fifty-six apartments is a small community in which the costs of maintaining common areas, including four garage levels, are divided among few.
