Description
Ursynów is the most well-known urban planning experiment in Poland. The competition for Ursynów Północny was decided in 1971 — it was won by the team of Ludwik Borawski, Andrzej Szkop and Jerzy Szczepanik-Dzikowski, and after Borawski's premature death, Marek Budzyński joined the work. The inspiration came from Danish construction: blocks of varying height and form, interwoven with greenery, instead of rows of identical prefabricated panels. Construction began in 1975, and the first families moved in on January 8, 1977.
Fifty years later, it can be seen that it worked. Ursynów is green, orderly and well-connected — the first metro line, opened in April 1995, runs through the entire district all the way to Kabat, and local service centers have sprung up at the stations.
New investments enter here as a supplement to a finished district. This is a major difference compared to buying on the outskirts: schools, kindergartens, clinics and shops are in place and have been operating for decades, and the greenery does not have to wait to grow.
What to pay attention to: calculate the distance to the metro station, because Ursynów is extensive, and the difference between a ten-minute walk and a bus ride determines everyday life. And check the local plan for neighbouring plots — in a district where vacant land is becoming increasingly scarce, each one will sooner or later be built on.
Wyczółki is the Ursynów that no one has in mind when talking about Ursynów. There are no blocks from the seventies or Las Kabacki here, only former fields that in recent decades have been built up with halls, offices and warehouses on the border with Służewiec. Apartments are a new element in this landscape and they are changing it today.
The development at Bokserska 71 has the form of an inverted letter E: the wings extend from one main body and enclose courtyards from the street side. The buildings have seven storeys above ground floor and one underground garage level, and ultimately over two hundred thirty apartments, from two to four rooms, with areas from thirty seven to ninety one square meters. The investment is being carried out in phases, and the deadline for the last one is the third quarter of 2027.
What is not visible in the visualizations: there is no metro here and there is no sign of one coming. To Ursynów or Służew station one travels by bus, and Puławska and Rzymowskiego are congested at peak times. On the other hand, to office-based Służewiec it is a dozen or so minutes on foot, which when working in this area completely changes the calculation. This is an address valued by a specific group: those who work nearby.
