Rytm Mokotowa

A few hundred meters away stands something that no other district of Warsaw has: the Służewiec horse racing track. It was opened on June 3, 1939, three months before the war. It was designed by Zygmunt Plater-Zyberk, who visited the best European racetracks before starting work, and the greenery was composed by Franciszek Szanior. One of the largest ensembles of modernist architecture in the city was created — grandstands, stables and paddocks spread over a huge, open area, where people simply walk today.

Służewiec itself over the past thirty years has been primarily an office district. Now it is returning to residential use: office buildings are disappearing or changing their purpose, and residential estates are being built among them. This is the most important thing in this location and it is worth understanding before making a purchase — you are buying a place in the midst of change, with ready-made food and retail facilities, but with residential infrastructure that is still catching up.

Communication here is exceptionally strong for the outskirts of Mokotów: Wilanowska metro since 1995, trams along Wołoska, buses in every direction and access to main routes without driving through the center.

What to watch out for: check what is happening on neighboring plots — on Służewiec plans tend to change faster than elsewhere, because the area is constantly transitioning from office use to residential. And walk through here in the evening and on Saturday, because a district designed for commutes outside working hours looks different.

Augustówka is the southern edge of Mokotów, between the Vistula scarp and the Vistula, towards Wilanów. Until recently there were more fields and gardens here than streets, and the names of successive little streets, including Antoniewska, remember former suburban settlements. This is one of the last parts of Mokotów where building is happening from scratch, rather than in gaps between existing buildings.

The estate is laid out in phases and the buildings vary in height: from four to six stories above ground floor, with one underground garage level. The second phase alone comprises one hundred eighty-four apartments in seven buildings. The deadlines are close and staggered: the first phase at the turn of 2025 and 2026, the subsequent ones in mid-2026. The estate is planned to have a fitness zone, a toddler club, playgrounds and charging stations for electric vehicles.

What is not visible in the visualizations: communication is the weakest point here. There is no metro, there is no rail, and the exit leads via Czerniakowska or Wilanowska and traffic jams at peak times. The second thing is the proximity to the Siekierki combined heat and power plant, the largest in Poland, which operates a few kilometers from here and is visible from the area. In return, it is close to the Vistula, to paths along the water and to Wilanów, and the buildings are low, which has ceased to be the rule in Mokotów.
