Description

From this investment, only the last apartments remain — literally a few two-bedroom units. The estate is built and inhabited, so there is no risk typical of purchasing at an early stage: you can see the greenery, car parks, activity on the estate and how the common areas were finished. The risk is different, smaller, but concrete — the choice is limited to what no one bought before.

Bemowo as an address changed on 30 June 2022, when the Ulrychów and Bemowo metro stations opened. Previously, the district commuted to the city centre by buses along Górczewska; today, travel time is predictable, and in Warsaw that matters more than distance in kilometres.

In the area, there remains what new estates are unable to provide themselves with: a park at Forte Bema from 1886–1890, the Babice military airfield in the middle of the district and space that no one will build on here.

What to pay attention to: view the apartment at different times of day and ask neighbours about things that are not visible during a single visit — acoustics, parking and how the building manager operates. With a finished building, this is a real advantage for the buyer.

Modern City is not one building, but an estate divided into letters. ROBYG has been building successive stages here at Szeligowska for years: C and D were handed over in 2022, F in 2024, G and H are scheduled for the first quarter of 2027, and J for the end of 2026. Each stage is one building, from sixty-some to one hundred thirty-some apartments, with four, five or six storeys above ground floor, with one level of underground garage.

This has a practical consequence that no brochure can provide: before buying an apartment in stage G, you can go into the courtyard of stage C and see how this architecture looks after four years of use. How the facade has aged, whether the greenery has grown, whether there are enough parking spaces. On the primary market, this is a rare opportunity.

What is not visible in the visualisations: construction here has been ongoing for several years and will continue. An apartment in a finished stage is adjacent to the construction site of the next one, with morning noise and a construction road. The second thing is the metro: Chrzanów station is under construction a few hundred metres from here and it is responsible for today's prices in this area, but until it opens, getting to the city centre looks the same as before.

For years Bemowo was a dormitory district with no fast link to the centre. The extension of the second metro line changed that — from then on the district stopped being 'far away' and prices began catching up with the rest of the city. It is still clearly cheaper than neighbouring Wola, with larger flats and real greenery.
