Krakowska Vita

The address on Krakowska is Okęcie, the kind of neighborhood where one thing decides everything: the airport. The airport has been operating here since the 1930s and is both the greatest asset and the greatest question mark for this location. An asset — because it's hard to imagine a more convenient way to get to a plane, and besides, the area has excellent connections to the rest of the city, including city rail. A question mark — because the noise depends on which approach routes the planes happen to be using for landing.

Beyond the airport, it's a quiet, low-rise part of Włochy. The district itself has its roots in the garden-city concept: a plan from 1926–1928 by Franciszek Krzywda-Polkowski and Henryk Kotyński, buildings set in greenery and the Koelichenów manor preserved in Kombatantów Park. New buildings are inserted here individually, so investments are small — this one includes several dozen apartments from two to four rooms, with handover in 2027.

What to pay attention to, and really before signing the contract: check whether the address falls within the airport's restricted use zone, what windows were used in the building and what the neighborhood sounds like at different times — it's best to be here in the morning and late evening, not in the middle of the day. This is information you won't see in the price list, and it determines comfort for years to come.

Aleja Krakowska at number 279 is Raków, part of Włochy, through which for centuries the road south has left Warsaw. Today it's a wide thoroughfare with warehouses and commercial spaces on either side, and between it and the railway tracks there are fragments of old, low-rise buildings and plenty of greenery that's invisible from the street.

The estate is three buildings and three hundred seven apartments, with two levels of underground garage. The building form is cascading: the highest part reaches eleven stories, the lowest drops to five, so as not to overwhelm the neighborhood and so that the higher apartments get terraces. The handover deadline is the third quarter of 2027.

What you won't see in the visualizations: Chopina airport is a few kilometers from here and depending on certain approach directions, planes over this part of the city can be heard. It's worth visiting here at different times of day before making a decision, and separately check what it looks like at the window of a particular apartment. The other thing is Aleja Krakowska itself: it's an exit route with heavy traffic, so an apartment facing the street and an apartment facing the courtyard are separated by a gulf that the price list doesn't reflect.
