This neighborhood has a well-documented date of birth. Office Służewiec was built in 1995–2001 around Mokotów Business Park at Domaniewska and Postępu; the first entirely new office building was Saturn. For two decades it was the largest office district in Poland, with its own nickname — Mordor — and its own daily rhythm: crowds at eight in the morning, emptiness after six in the evening.

Then remote work came and it turned out that some of these square meters no longer had tenants. Office buildings began to disappear, and apartments are moving in to take their place — and it is precisely at this moment that one buys a unit here. This is a rare situation in Warsaw: a district that has ready-made service infrastructure and transportation built on a grand scale for work traffic, and is only now acquiring residents.

In practical terms this means three things. Commuting is better here than in most new housing estates: Wilanowska metro since 1995, Wołoska tram, buses and quick exit to the south of the city. Service units on ground floors have been rented for a long time, because they served offices. And schools, kindergartens and playgrounds appear with a delay, because until recently there was no one to build them for.

What to pay attention to: check the local plan for neighboring plots — on Służewiec the building height can be surprising, and the view from the window can be temporary. And look around here on the weekend: the neighborhood designed for work outside of working hours empties out, which suits some, but definitely not others.

The street name itself is relatively new in Warsaw: ulica Komitetu Obrony Robotników was given this name as part of decommunization, previously it was 17 Stycznia. It runs toward the airport, and the building stands exactly on the border of Włochy and Mokotów, in a strip that over the last two decades filled up with office buildings.

The first phase was designed by Kuryłowicz & Associates studio. It is one hundred forty-four apartments with areas from twenty-eight to eighty-eight square meters, in a structure of varying height, from eight to eleven stories. This phase already has a usage permit and keys are reaching owners, and Matexi is conducting the subsequent parts of the development. By buying here, one enters a building that stands, but in surroundings that are still being built.

What is not visible in the visualizations: Chopin Airport is very close from here and it is the basic thing to check on site, at the window of a specific apartment and at different times of day. The second thing is the character of the neighborhood. It is a district of offices and hotels, excellent for someone who works here or travels frequently, significantly less obvious for someone looking for a courtyard and neighbors. In the evenings and on weekends it becomes empty here.
