Metro Art 11

For years, Ulica Żupnicza in Kamionek was associated with warehouses and manufacturing plants, but today it is a completely different part of Praga-Południe. Around number 17A, compact blocks of new developments have emerged, chosen mainly by people buying their first home on the right bank of the Wisła. It is still a rather raw, post-industrial area that is only just acquiring a typically residential character, without large shopping centres, yet in the neighbourhood of former industrial Warszawa.

Despite the word in the estate's name, there is simply no metro station within walking distance here, and this needs to be stated plainly. Daily commuting relies on buses, and the Chodakowska 04 stop is about 130 metres from here. Everyday necessities are taken care of in the neighbourhood: for groceries, you just need to step out to the Żabka store, you can buy medicine at the Świat Zdrowia point a few minutes' walk from the entrance, and the Słoneczna Kraina kindergarten operates less than 400 metres away. For a workout, you can walk over to the Obiekto facility. The nearest Park Michałowski is separated from the building by a distance of about 600 metres, so taking the dog out to the lawn already requires a longer walk.

In the Metro Art 11 project, developer Victoria Dom opted exclusively for compact floor plans from 32,7 to 54,7 m², accommodating from 1 to 3 rooms. This selection of floor areas makes it an option for singles, couples starting out on their own, or people looking for a property to rent out, rather than for large families. At ul. Żupnicza 17A, what counts above all is the functionality of smaller layouts, which allow for a sensible use of space in this part of the city.
