Description
Bielany took its name from the color of habits. In 1639, Władysław IV brought Camaldolese friars here, monks wearing white robes, and the forest where their monastery stood began to be called Bielański — later the name encompassed the entire district. Today Las Bielański is a nature reserve: several hundred-year-old oaks and hornbeams within city limits, a dozen or so minutes from apartment blocks.
This investment stands at the junction of three districts — Bielany, Żoliborz and Bemowo — and this is its greatest advantage. On one hand, greenery and the peace of northern Warsaw, on the other hand, commuting, which has ceased to be a problem: the first metro line ends at Młociny, where the station and interchange hub have been operating since October 25, 2008, and earlier stations serve all of Bielany.
The area is mature, with buildings from various decades, schools and shops that have been operating for years. The investment is large and phased, with a full range of apartments from studio to five rooms.
What to keep an eye on: check which phase this is and what will be built on the neighboring plots — there is still quite a bit of vacant land in this part of the city. And calculate the actual distance to the metro, because Bielany is extensive, and the difference between walking and switching from a bus changes everyday life more than the apartment layout.
The development stands where for a quarter century the most famous Bielany skeleton stood: the unfinished headquarters of EuRoPol Gazu, a company mediating gas trade with the East. The concrete skeleton of Tadeusz Spychała's design, conceived for thirty-five thousand square meters of offices, never received a facade. There was an idea to give it to the Academy of Fine Arts as a branch, but it fell through because of the gift tax. Dom Development bought the plot and demolished the structure.
In its place comes six buildings marked with letters A through F, being erected in phases. A typical building has eight above-ground stories above ground floor and one basement, the scale of an urban facade, not a tower. The design is by HRA Architekci studio, the same one that designed Osiedle Wilno on Targówek. The first phase has already been completed, buildings C and D have a deadline for the fourth quarter of 2026, building E for the fourth quarter of 2027, and the last, F, for the second quarter of 2028.
What is not visible in the visualizations: this is a construction site spread over several years. Whoever buys in a completed phase, for the next seasons lives next to a crane and the technical road of the neighboring phase. If silence from day one is a condition, it is better to look at the last buildings or a different address.
