Description
The address sounds ordinary, until you check where the street name comes from. Aleje Jerozolimskie bear the name of New Jerusalem — a Jewish settlement founded in 1774 on the grounds of the jurydyka Bożydar-Kałęczyn belonging to Augustus Sułkowski, west of today's plac Zawiszy. The settlement disappeared after a few years, the name of the road leading to it remained and survived two and a half centuries. The street itself was laid out definitively in 1823–1824.
The second peculiarity of the area is visible from afar. Górka Szczęśliwicka, 152 metres above sea level, is the highest point in Warsaw — and entirely artificial. It was built up from the rubble of the destroyed city, covered with earth and planted with a park in the late sixties, and in 1997 a private investor raised it by another fourteen metres, installed a chair lift and snow cannons. The slope is 227 metres long with a 44-metre difference in elevation. A ski slope in the middle of the city, fifteen minutes from your own staircase, is not something you can add to an offer anywhere else.
The building itself is one and tall: twenty-one storeys above ground, four below it, sixty-eight metres to the roof and 399 apartments, with retail units on the ground floor. Construction was planned for the fourth quarter of 2026, and handover to use in 2030 — this is not an address for someone who needs keys this year.
The plot is narrow and enclosed on two sides: Aleje on the front, the tracks of the średnicowa line at the back. This is where the layout of the apartments comes from, and this is why which direction the windows face matters here more than usual.
Besides, Ochota functions as a well-connected district functions: a tram and buses on Aleje straight to the centre, Dworzec Zachodni and suburban railway at hand, Park Szczęśliwicki with a small lake for a Saturday walk, and around it the ordinary urban base, which has been here for a long time and does not depend on successive stages of construction.
What is not visible on the visualisations: Aleje Jerozolimskie is an artery and you can hear it. Before making a decision, it is worth establishing which side the windows of a particular apartment face — the difference between the front and the quiet of the courtyard can be greater here than the difference in price. It is also worth walking from here on foot to the park and to the bus stop, because the map shows distance, and not what you encounter along the way.
Prices and available apartments are in the table below, straight from the developer's price list.
Location
Aleje Jerozolimskie 138
The area: Ochota
Ochota sits just beyond the city centre and living here feels almost central, only quieter. It is a district of tenements, hospitals and universities — with tenants who arrive for a few years of study or residency.
