This is a situation where there is nothing to choose from, but there is something to verify: the estate stands, it is inhabited, you can see the quality of the common areas, the greenery and what parking looks like here. Ursus is a district that took its name from a tractor factory: a company from 1893 moved in 1923 to the former Czechowice and around it grew an entire small town with blocks for workers. Today what remains is mature infrastructure — schools, shops and greenery, which do not depend on subsequent construction phases.

Access is provided by rail: the Warszawa Ursus and Warszawa Ursus Niedźwiadek stops get to Warszawa Zachodnia in about a dozen minutes. There is no metro here and none is planned, which is worth knowing before the purchase, not after.

What to pay attention to: with the last unit in the investment it is worth asking directly why it remained — and view it at a different time of day than during the first visit.

Skorosze is the youngest part of Ursus and the one closest to the rest of the city. While in Szamoty the former tractor plant grounds are being redeveloped today, here apartments began to be built earlier, on former fields at the border with Włochy. Ryżowa is the main axis of this area.

The estate numbered 62 is four multi-family buildings and two hundred fifty-four apartments, seven storeys above ground floor and one level of underground garage. The investment was completed in the third quarter of 2025, so there is no risk of delays or surprises at handover: the apartment, building, courtyard and neighbourhood can be viewed in full before signing anything.

What is not visible in the visualizations: Ursus is far away and wins only by rail. From the Ursus Niedźwiadek or Warszawa Ursus station you travel to Zachodnia in about a dozen minutes and that is the best commute scenario. By car, along Aleje Jerozolimskie during morning rush hour, the same route can take three times as long. Before making a decision it is worth checking exactly how long it takes to get from the specific building to the platform, because it depends on this whether this address works at all.
