Description

Not long ago, this area was called Mordor. The name stuck to the office hub at Domaniewska and Postępu, which grew in the years 1995–2001 around Mokotów Business Park — the first completely new office building here was Saturn. In the morning, tens of thousands of people drove here, in the evening the streets emptied out.

Today Służewiec is going in a different direction and this is the proper context for this investment: offices are being demolished or rebuilt, and apartments are moving into their place. The estate is being built in phases — in our price list you can see five of them, with handovers spread over several years. So the buyer enters the district during a time of change. The infrastructure built for offices, namely gastronomy, shops and transport geared towards commuting, is already working; residential infrastructure — schools, kindergartens, playgrounds — is only now catching up.

Access has always been a strong point here. Metro Wilanowska has been operating since 7 April 1995, that is, since the first section of the first line, and Puławska and Wołoska lead straight to the centre. A dozen or so minutes' walk away lies the Służewiec racecourse, opened in 1939 — one of the largest ensembles of modernist architecture in Warsaw, today also simply a place for a walk.

What to pay attention to: which phase is it and what stands on the neighbouring plot. At Służewiec it could just as easily be an office building being demolished as another residential building — and those are two completely different years of life with a window facing that way. It's also worth visiting on a Saturday: the district designed for commuting to work on weekends is often quieter and emptier than one would expect.

It is not one building, but an estate being built in phases: nine-storey development, a courtyard closed off from the street, with services on the ground floors. Construction started in September 2023, and the whole thing is to be ready in 2029 — the fourth phase, buildings D1 and D2, comes into use in the third quarter of 2027.

Phasing has practical consequences here. Buying in a finished building, one lives for several years next to a construction site of a neighbouring one; buying in the last phase, one moves into an estate that is already functioning. It's worth establishing which phase this is and what will stand on the other side of the courtyard.
