This investment is already practically sold — the price list has a dozen or so apartments left, mostly two-bedroom units. This changes the way you view it: you don't get to choose the layout or floor from the full range, but rather check whether what's available fits your specific needs. In return, you get something you don't have when buying off the shelf — a residential estate you can walk around, and neighbors you can ask what it's like to live here.

The location is Bemowo after the metro opening. The Ulrychów and Bemowo stations have been operating since June 30, 2022, and they decided that this part of the city stopped being a distant bedroom district. The commute to the center now takes as long as the drive itself — without the variable of traffic on Górczewska.

The rest of the district adds things that are hard to buy elsewhere for this money: a park in the tsarist Fort Bema from 1886–1890, an active Babice airport instead of more residential estates next door, and plenty of open space.

What to watch out for: with the last apartments in the investment, it's worth asking directly why these ones are left — the reason is usually banal (floor, orientation, layout), but it's better to know it before signing the contract than after.

Bemowo grew around the airport. The military Babice airport has been operating here since the thirties and still takes up a chunk of the district, and streets in the area are named after pilots. This one too: Ludomił Rayski commanded the air force of the Second Polish Republic. So the address is more Bemowo than it looks from the brochure.

The investment is two buildings and two hundred five apartments, seven stories above ground floor and one level of underground garage. The handover deadline is the third quarter of 2027, although some catalogs state the first quarter, so the date that counts for a specific apartment is the one in the contract. The name is not accidental: a few hundred meters away, the Chrzanów metro station is being built, an extension of the second line to the west.

What you don't see in the visualizations: the metro is under construction. The timelines for such investments shift by quarters, and the difference between an address at the station and an address at a bus stop is several percent of value in Warsaw. Buying here now means also buying that promise, and you need to value it yourself. The whole area is actually one big construction site: within a radius of several hundred meters, several developers are putting up their phases in parallel.
