Description
Bemowo as a district is younger than most of its residents — it adopted its name in 1994, in honour of General Józef Bem. Before that, it was a military area with an airfield, a fort and firing ranges, and it was the military, not urban planners, that decided what this part of the city looks like today: plenty of open space, low-rise buildings and greenery where building was not permitted.
The district really started developing residentially only after 30 June 2022, when the Ulrychów and Bemowo metro stations opened. This is the date from which everything that has changed here should be counted — from travel time to apartment prices.
This investment is intimate in scale: dozens of apartments, from two to four rooms, with handover planned for 2027. A smaller scale means fewer choices, but also a neighbourhood where after a year people know each other — on Bemowo, where housing estates of several hundred units stand side by side, this is a real difference.
What to check: verify the route to the metro station and what is planned to be built on the neighbouring plots — in this part of the district there are still plenty of vacant parcels, and the local plan can permit higher development than what today's view from the window suggests.
The estate is located on Szeligowska in Chrzanów, in the same area where the Chrzanów metro station is being built, an extension of the second line to the west. This is the only reason why this part of Bemowo has changed from the periphery to an address people ask about within a few years.
The investment has been carried out in stages for several years and the successive stages differ in scale. Earlier buildings have four storeys above ground floor, the newest, fourth stage, has six storeys and close to two hundred apartments, ranging from twenty-five to one hundred forty-five square metres. Below each building there is one level of garage. Handovers of the fourth stage are planned for the third quarter of 2027.
What is not visible in the visualisations: the metro is under construction, not ready, and its opening date is a promise that needs to be valued independently. Add to this several years of staged development: whoever buys in a completed building will live next to the next construction site for several seasons. It is worth asking which stage will stand closest to the windows of a specific apartment, and compare this address with the Bemowo Vita estate on the same street, because these are two different answers to the same question about the metro.

For years Bemowo was a dormitory district with no fast link to the centre. The extension of the second metro line changed that — from then on the district stopped being 'far away' and prices began catching up with the rest of the city. It is still clearly cheaper than neighbouring Wola, with larger flats and real greenery.
