Description
The name of this investment is literal: the metro really is what matters most here. The western section of the second line launched on 30 June 2022 along with the Ulrychów and Bemowo stations — the latter is 459 meters long and is one of the largest stations in the city. For a district that previously commuted to the center only by bus, this was a leap forward.
The estate stands on Lazurowa, that is along the axis along which Bemowo has been expanding for years. This is a large development built in phases, with a full range of apartments from studio to four-room. The advantage of such a format is prosaic, but real: in a large estate, services appear in the ground floors faster, because they have customers.
Around it remains what is best in Bemowo — Fort Bema from 1886–1890 converted into a park, Babice airport, which cannot be built on, and plenty of greenery between estates.
What to watch out for: check what phase the selected building is in and what is to be built next to it, as well as the actual walking time to the station. Lazurowa is also an artery — apartments on its side and those facing the courtyard are two different investments at the same price.
The name is not a marketing gimmick, just a description: the estate came about because of the metro. When the second line reached Bemowo in 2022, the fields by Lazurowa stopped being the periphery. Dom Development has been building successive phases here since 2019, marked with numbers, and ultimately there are to be around two thousand three hundred apartments. This is the scale not of an investment, but of a district, and that is where the name comes from.
The buildings have six above-ground stories and one underground garage level, standing along Lazurowa and on the corner at Szeligowska. Successive phases differ in layout and finishing of common areas, and completion dates stretch over years: phase 8.2 has handovers in the third quarter of 2027. The ground floors have commercial units, so a shop, bakery and kindergarten are in place, not just in plans.
What you do not see in the visualizations: for the next few years it is still a construction site. Buying in a finished phase, you live next to the next one, and so on for six years now. The second thing is density. Two thousand three hundred apartments means several thousand people and as many cars on one exit to Lazurowa, which is congested during rush hour. The metro only makes up for this for those who travel by metro.

The area: Bemowo
For years Bemowo was a dormitory district with no fast link to the centre. The extension of the second metro line changed that — from then on the district stopped being 'far away' and prices began catching up with the rest of the city. It is still clearly cheaper than neighbouring Wola, with larger flats and real greenery.
