Description
Between the blocks of Tarchomin stands the oldest monument of this part of Warsaw. The Church of Saint James began to be built at the beginning of the 16th century — the date 1518 was found on one of the bricks in the presbytery wall — and was consecrated in 1582. Tarchomin itself appears in documents as early as the 13th century as a noble village of the Jastrzębcy, later the Wesłów, Zalewskich and Ossolińskich. It's worth knowing about this, because Białołęka is considered a district without history, yet it has a longer one than half of left-bank Warsaw.
The rest of the area is young and it shows. Tarchomin was built at the turn of the eighties and nineties, and new housing estates are still filling it out to this day. A communication breakthrough was the Maria Skłodowska-Curie Bridge, opened in March 2012, and the tram, which in January 2013 went to Metro Młociny, and in 2017 it was extended to Nowodwory. Access no longer depended solely on the Grota-Rowecki Bridge.
The advantage of this address is simple: lots of greenery, close to the Vistula River and embankments, larger square footage than for the same money on the other side of the river.
What to pay attention to: calculate the actual route to the tram stop and check places in nearby schools and kindergartens — Białołęka grew faster than its public infrastructure and this is the most common disappointment here after moving.
Żerań is associated by older Warsaw residents with one address: this is where the Personal Car Factory stood for half a century, from which Warszawy, Syreny and Polonezy drove out. The second hallmark of the district is the Żerański Canal, dug in the fifties and sixties to connect the Vistula River with the Zegrzyński Reservoir. The housing estate is being built at Myśliborska 11, between the one and the other.
The first stage consists of four buildings and one hundred sixty-six apartments, with a deadline for the fourth quarter of 2027. The buildings are low-rise, multi-family, with an underground garage. The heart of the development is to be a private park with two ponds, a beach and a playground, that is, a space that is usually not standard in Białołęka.
What is not visible in the visualizations: the park and ponds are being created together with subsequent stages, so the first residents will see them only after years. And something more important than greenery. Białołęka has no metro, and all traffic to the center goes through the bridges and Trasa Toruńska. During rush hours this is a real cost of this address, counted in quarter-hours, not in minutes. It's worth driving this route at eight in the morning, before signing the contract.

The area: Białołęka
Białołęka grew from villages on the edge of Warsaw into the city's youngest and fastest-growing district in two decades. Flats here are cheaper than anywhere else inside the city limits and more new estates are being built here than in any other district. Sometimes you pay for that in commuting time — and that is the first thing to check.
