Description
This is eastern Białołęka, meaning a different district than the one on the Vistula side. Here the point of reference is not the tram, but Trasa Toruńska and the exit to S8 — commuting based on car and bus, but with quick access out of the city toward Gdańsk and Białystok. Anyone who works on the eastern side of Warsaw or travels frequently gains the most here.
The entire district has been an administrative unit for only thirty years — it was created in 1994 from the villages of Nowodwory, Winnica, Dąbrówka Szlachecka and Choszczówka — and you can still see the previous layout here: single-family houses, orchards, unregulated roads between new housing estates. For some this is an advantage and space, for others a lack of urban fabric.
The investment includes a full range of apartments, from studio to five rooms, with handover planned for 2028. With such a long horizon it is worth looking not only at the current neighbourhood, but also at what will be built on neighbouring plots in the meantime — in eastern Białołęka there is still plenty of vacant land.
What to check: verify bus schedules during rush hours and actual travel time to Trocka metro or to the centre, as well as school catchment areas. This is a district where distances are measured in minutes spent in a car, not in kilometres.
The address is Głębocka 84A, the eastern edge of Białołęka, in the area known as Grodziskiem. Głębocka is a street with two faces here: on one side large shopping centres on Trasa Toruńska, on the other fields, thickets and single-family houses that have not yet disappeared.
The estate is two buildings and one hundred nine apartments, from twenty-eight to one hundred three square metres. The structures are low, four-storey, partly lower, with one level of underground garage. The schedule is distant: construction is to start in the third quarter of 2026 and end in the second quarter of 2028.
What is not visible in the visualizations: between signing the contract and getting the keys nearly two years pass here, and construction has not yet started. This is not an address for someone who is moving. The second thing is commuting. The nearest metro station, Bródno, is several kilometres away, and all traffic to the centre goes via Trasa Toruńska and across the bridge. Anyone who works on the other side of the Vistula should drive this route on a Monday morning before believing the map.

Białołęka grew from villages on the edge of Warsaw into the city's youngest and fastest-growing district in two decades. Flats here are cheaper than anywhere else inside the city limits and more new estates are being built here than in any other district. Sometimes you pay for that in commuting time — and that is the first thing to check.
