Wola is a district that changed professions over thirty years. Still in the eighties, factories operated here — Norblin, Bracia Buch and T. Werner, one of the leading metallurgical plants of the Kingdom of Poland, ended production after 1981; Haberbuscha, Schiele and Klawe brewery operated at Grzybowska since 1846. Today in these walls are restaurants, offices and apartments, and next to them stand skyscrapers, with Varso Tower at a height of 310 metres at the forefront.

This investment is part of one of the last great quarters of this transformation: the site of the former Dom Słowa Polskiego, the largest post-war printing house in the country. Six and a half hectares are divided into eight quarters with their own small streets and passages — it is not a single building, but a piece of city being built anew.

Practically, this means an address from which to the metro at Rondzie Daszyńskiego, to offices and to the centre you walk on foot. The car ceases to be a condition of everyday life here, which in Warsaw happens less often than the brochures suggest.

What to watch out for: construction of the quarter will last several more years, so the question is not "what will it be like here", but "what will be built next to it and when". It is also worth checking the sun exposure of the apartment — in development of this height the shadow of a neighbouring building can take away the sun for half a day.

The building is located at Miedziana 7 and is the residential part of Towarowa 22, i.e. the largest redevelopment of this part of Wola. It has eight storeys, but the form is stepped and slopes down to four floors where it meets lower development; the higher parts get terraces instead. The project includes one hundred thirty-two apartments, from studio apartments to large five-room ones. Construction began in May 2024, handovers are planned for the third quarter of 2026.

Catalogues give the number of units inconsistently: one hundred thirty-two or one hundred forty, depending on whether they count service units on the ground floor. With a specific apartment it is worth checking this in the contract, not in the brochure.

What is not visible in the visualisations: the neighbourhood is not yet ready. Right next to it, in the same quarter, the skyscrapers of Towarowa 22 are to be built, and the construction site at Towarowa and Miedziana will be working even after this address is handed over. This is good news for the value of the apartment in the long term and bad news for the first two, three years of living there. The direction of the world and what the window faces are more significant here than usual.
