This is that part of Mokotów where buildings are not erected from scratch. Sielce and the surroundings of Dolne Mokotów were incorporated into Warsaw's borders in 1916, the bus arrived here in April 1921, and development accumulated in layers over a hundred years — hence the neighbourhood of villas, townhouses, blocks from different decades and individual new buildings inserted between them. A new investment is here as a guest in an existing fabric, not as a founder of a housing estate.

For the buyer this is a concrete difference. You don't have to wait for a bakery, a bus stop and a school to be built — they already exist and have been operating for generations. Park Morskie Oko with Pałac Szustra, Królikarnia and the scarp with a view of the Wisła valley are within walking distance, not in a folder with visualizations. On the other hand, there is no effect of a new housing estate here: there will be no guarded courtyard the size of a playing field nor neighbours of the same age and at the same stage of life.

This intimacy also has its price in square metres. Buildings inserted into existing development are small, so the selection of apartments can be limited, and the layouts are subject to the shape of the plot — it's worth looking not at the average from the offer, but at a specific apartment.

What to watch out for: check the condition and purpose of neighbouring plots and parking spaces. In this part of Mokotów, street parking is often a lottery, and an underground garage in a small building usually has fewer spaces than apartments.

Four five-storey buildings, 286 apartments, designed by Grupa 5 Architekci studio — maintained in the spirit of Warsaw modernism, which is what Mokotów stands for. The whole project is to be completed in the fourth quarter of 2026.

The address is at the intersection of Sobieskiego and aleja Sikorskiego, so access to the city centre is straightforward, and Łazienki and Park Morskie Oko are within walking distance. Low-rise development also means fewer apartments per staircase and fewer people at one lift than in a high-rise.
