Białołęka is the youngest district of Warsaw and the fastest growing. It was created in 1994 from villages whose names are now borne by housing estates and bus stops: Nowodwory, Winnica, Dąbrówka Szlachecka, Choszczówka. In three decades, fields and orchards turned into a city — which is why there is as much greenery here as remained from the previous layout, rather than as much as a landscape architect drew in.

The river is something that is spoken about too rarely in this location. The Vistula on this side has a wild, protected shore, and embankments stretch for kilometres — on weekends it's a ready-made cycling or running route, without leaving the city. Since March 2012, the Maria Skłodowska-Curie bridge has been operating, since 2013 trams have been running on it to Metro Młociny, and since 2017 all the way to Nowodwory.

The reason why people buy apartments here, however, is the simplest possible one: square metres. For the same amount of money, you get noticeably more space here than on the left side of the river, and the difference can be equal to an extra room.

What to pay attention to: Białołęka is also the largest supply of new apartments in the city, which matters when reselling — competition will be fierce. And it's always worth checking the route to the bus stop and places in a nearby school, because these are two things that in this district most often diverge from the brochure.

The number in the name is not just decoration. Marvipol has been building in this area Żerania under the Riviery banner for years and this is another iteration of the same complex, at Żubowieckiej. The name refers to water: the Żerański Canal and the Vistula shore are close enough from here to determine the layout of the entire neighbourhood.

The investment is two buildings and two hundred sixteen apartments, five storeys above ground floor and as many as two levels of underground garage, which is not standard in Białołęka and translates into the number of parking spaces. The completion date is the third quarter of 2027.

What is not visible in the visualizations: by buying here, you are buying a neighbourhood that already exists. Earlier phases of Riviery stand next door and can be viewed: courtyards, parking, the condition of common areas after years of use. This is a rare and real advantage of this address over housing estates built in open field. The rest of the account is typically Białołęka: lack of metro, access via the bridge and the morning peak traffic, which you have to navigate on your own before you believe the time on the map.
